St. Charles, Maryland
St. Charles, located in Southern Maryland, is considered one of the most successful planned communities in the country. It is zoned to include 24,730 housing units in five villages; Smallwood, Westlake, Fairway, Wooded Glen, and Piney Reach. The first two, Smallwood and Westlake are fully completed, and ACPT is currently completing Fairway Village with three neighborhoods: Sheffield, Heritage, and Gleneagles, all with major roadways and significant infrastructure already in place.
St. Charles is a mixed-use planned community. With residents' quality of life in mind, ACPT has donated land for nine neighborhood schools, and has built eight neighborhood centers which include swimming pools, playgrounds, and tennis courts, and also an extensive series of hiker/biker trails around St. Charles. The master planned community also includes St. Charles Towne Center, a 1.1 million square foot regional mall, and several village centers and neighborhood commercial districts. St. Charles is home to the largest sector of private employment in Charles County and the most successful retail, commercial, and industrial parks in Southern Maryland. Puerto Rico
Puerto Rican Land Development operations hold our community development assets in Puerto Rico, consisting of two planned communities,.The first planned community, Parque Escorial, is currently under development and is planned for 2,700 residential condominium units, commercial and recreation land similar to St. Charles on a smaller scale. A second planned community, Parque El Commandante, is currently in the planning stages. Parque Escorial, an award winning planned community, is located between the municipalities of San Juan and Carolina in Puerto Rico's metropolitan area. Parque Escorial integrates thriving commercial, retail, and office areas with the fastest growing residential community in San Juan. The community was started in the 1990's and today includes over 2000 residential units of various types. Nearly twenty percent of the approximately 450 acres of the community are dedicated to recreation facilities, including tennis and basketball courts, a mini soccer field, and planned open spaces for the private enjoyment of its residents. Over 400 residential units remain to be constructed under the original master plan.. Our homebuilding operation builds condominiums for sale on land located in its planned communities. Each homebuilding project is organized into separate entities, all wholly owned by IGP and LDA. LDA also retained a limited partner interest in two commercial buildings in Parque Escorial opened in 2001 and 2005 which were built on land contributed by LDA.
